BUILDING REQUIREMENTS FOR GRANNY FLATS – What LBPs will be on focused now.

The new building consent exemption for granny flats commenced on 15 January 2026.
The exemption includes specific requirements that Licensed Building Practitioners (LBPs) need to be aware of, although for many builders not much is changing if they have been doing it right anyway. Insurance Responsibilities for Renovations and Extensions

This Q&A resource provides guidance for homeowners and builders on managing insurance during renovation and extension projects. It clarifies who should arrange contract works insurance, the main cover for building and renovating but also mentions the other needed covers, how costs are affected, and what liabilities apply when coverage is not properly arranged. While every project and insurer differs, this guide outlines the key principles and best practices typically relevant in New Zealand. This information is provided for general guidance by Retro Construction Ltd. Always seek professional insurance or legal advice for project-specific situations. For financial or legal advice, always consult a qualified professional or insurance broker.
Upfront costs, why building companies charge preliminary fees

Preliminary costs (P&G) cover the essential operational and management costs associated with setting up, operating, and closing a construction site, funding the necessary infrastructure and systems required to deliver the project from start to finish. These costs are critical for ensuring site safety, legal conformity with requirements like the Building Act 2004, and efficient project execution, often accounting for 11–15% of the total contract cost on standard projects.
